an agent basically has no control. a wholesaler has a lot of control.

There are basically three ways to go - The first is hard money.

I basically pulled comps and did my own appraisal based on rents and conditions of the buildings...they had them assessed in some cases 30 or 40K higher than what was realistic.  

Basically they want out without any obligation by asking us to sign the document.  

Here in south Texas an A/C/heater is needed basically year round.

If you self manage it your are basically buying yourself a job.

I'd just go basic on the heating/air unit and have someone pick you up a decent commercial unit (something that would be installed at apts like Concord brand) at Washer Specialites near downtown or one of the supply houses in town or someone who can even sell you a used compressor for outside, and all new stuff inside etc.

I've been crunching the numbers and Fannie Mae would basically have to give the house away for $10 at this point if they don't pay the fines current.
