Looking for advice on a tenant who I sent an eviction notice 60days ago and today I was told he was not moving.

Other than hiring a lawyer, is there a service one can hire to simply post notice on a door for intent to not renew a lease?  

I also have in my lease that the animal is accepted however that can be cancelled with 14 day notice where they would need to get rid of the animal in case it damages the property or proves aggressive. 

The house is in general good condition, but apt is rented under market value.The seller refused to give notice to the current renter, they also refuse to request the renter to clear their stuff from the attic, basement and garage, all of them currently being used as additional storage (even though none of this is stipulated in the lease agreement).I would like to give notice to the renter, as soon as I take possession of the house that I will not be renewing their lease.

Our ADU has a long-term tenant, so it sounds like I should be able to show the lease and inquire at the assessor's office about decreasing the tax rate to 4% then (thank you for the tip on that, Troy!).

I then ended up serving an abandonment notice but no one contacted me.

If your lender is doing hte math correctly, I'm hearing that you for lending qualification purposes your rentals are decreasing your overall income. 

I would only need to resort to cash for keys if I have a problem once I give him notice that I'm not renewing.
