As a non-agent / consultant, you could look at charging hourly or per project basis for your specialist analysis.

Most deals I've looked at & offered on are on the North side so I'm not hugely familiar with the area, but there looks to be a lot of investment pouring into it (The Gateway project, Cook County Hospital redevelopment, etc.) and rents seem pretty strong. 

Phase the project accordingly.

The investor has the chance to invest in a specific property they feel comfortable with for projected risk and return.

Hey everyone,If you were to buy an SFH with an FHA that needed renovations, would you rather do a 203k for reno budget or pay for projects as you go over the next year from your W2 income?

I’m located in Rutherford County on a 1 acre lot In a subdivison and I assume I can get a permit for either project.

I also spent two years as the Creative Director for a talent management company where I oversaw the branding and project roll out of our clients.  

I've seen a few projects go bad based on these fundamentals but can be successful if done correctly.
