I also have an addendum attached that describes examples of activities that may become necessary that are unforeseen at the time of making the lease which may require additional administrative functions that cause additional charges to be assessed that become a part of rents then due.

As you well know being in real estate, whether the numbers work is all a function of what you paid. 

Real estate investors ❗🫵🏘️🏠🏞️WHY❓..... are you relying on banks for funding your deals when whole life insurance offers the same function but with (many) MORE benefits, both short and long term?

They are so much more functional than the regular door vanities.  

The beach areas, clean and comfortable with a functional pool used to do just fine, now you must be renovated/modern, heated pool, etc to be in the top 10%.

I'd look at population growth and job growth next.Cash flow is not only a function of the rent and purchase price, but also that of your loan value.
