I have a interview coming up with a growing real estate developer.

@Jay HinrichsI’m currently in the design phase of a cottage court development that will consist of 6 semi oceanfront homes on the Outer Banks in Nags Head NC and we are planning on putting them at each home.

I would either skip trace the auditor's list and call the owners to develop relationships with them and a deal will come down the pipeline eventually.

I just started to work in a small/medium development company, they´ve used their in-house and very limited financial model for projections and for underwriting.Looking for a few options of full development models that can help us with our current pipeline and future growth.

Would you hire a dedicated property manager or would it be smarter to pay the short term rental cleaners extra to do any small extra tasks needed?

Hi Jason,  I am currently developing my business credit profile as well. 

It is truly exciting to have been raised here and watch the town spruce up with major developments go from planning to breaking ground and higher than the previous development.

We didn't have enough money to hire out tasks, so what should have been done in short order dragged on a few months, and each month costs a mortgage payment. 

We do manage a couple properties in a condo development that will get you around 15% cash on cash return.  

I bring them up because they are developers, so not too far from flipping.
