The problem is continued growth is dependent on out-of-area money continuing to come here as the vast majority of Utahns can't afford to purchase homes.My opinion (and what other's have said) about regions (sorted by size):Salt Lake county: Home of SLC and the major metro in Utah.

The area has vastly improved in the last decade although there are still some sore spots close by.

BP is a fantastic place to get excellent ideas, learn about a broad array of topics, share creative investment knowledge and meet thoughtful people of like minds.

Real estate is a stable asset that produces consistent returns, but at rates vastly superior to other stable assets such as CD's and bonds. 

The people here have a vast amount of knowledge and are more than willing to share their experience and provide sound insight and advice.

Unfortunately, whether you realize it (or like it) or not, the vast majority of wholesalers do not have the intention or ability to actually close the transaction.

However, a vast majority, probably over 80% of these jobs are hourly and I believe the average is just under $11.  

We went from knowing every parcel in the County to an area with millions of people, various cities, and a wide array of regulations specific to each one.

And, in undertaking the task of acting as an adviser, success would not be measured by how much money the wholesaler made on the deal; it would be measured by criteria appropriate to the seller.While I am no great fan of the rel estate brokerage industry, we must admit that the educational requirements  leaves them with more basic knowledge and understanding of the real estate laws and process that the vast majority of wholesalers, and much more knowledge than new wholesaler, whose training emphasized how to get a homeowner to sign a contract and how to create a buyers list.  

I suspect maybe a small % are 100% truthful with the seller the vast majority I suspect keep the seller thinking they are the buyer.. or maybe its 50/50 .. but for sure.I know i get lots of direct mail and I have yet to have anyone i talked to tell me they are simply looking to tie it up and sell it to another and make a fee.
