To achieve a fully conditioned crawlspace is just a tad more complex but is easily doable by anyone who studies- it's basically deleting any ventilation ingress/egress from the crawlspace, adding insulation to the walls, deleting insulation from the joists, installing a vapor barrier on the ground & walls, and installing a tiny air exchanger that will force air periodically from the conditioned main house into the crawl.

You don't need the formal contract agents use in TN, I've purchased through a wholesaler with a basic contract that stated "wholesaler and/or assigned to"(may not ve ecavt verbage" and had no issues.

A while back, father in law transferred the ownership to a different company that he and my husband mutually own (husband basically in name only).My father in law is now gone,  and my husband has 100% of the company, and has  found that the property is held by this company.
