As far as Manufactured homes, gathering you mean Mobiles and Double Wides, they can be very economical to purchase new and used and can be moved if needed.

Its on a 10acre lot with 3 double wides on it and would bring in close to 6k or more in monthly rent.The asking price is 475k and seller is asking for 75k down with the rest with seller carry at 10% with 25 yr amort (no baloon).The prop tax is between 2~2.5k and I will be hiring a prop mgr as I am out if state.I wanted to check how easy it would be to refinance such a property say a few yrs down the road.

But that had to do with so many different factors that are unique to Detroit (e.g. over-reliance on one industry, CRAZY politics/corruption, CRAZY union issues, a wide geographic area that made it very expensive to provide necessary governmental services, etc.).

You have regular marketing, higher turnover meaning a wide range of clients and will have more in repairs.With arbitrage, you need to make sure the person who owns the house knows exactly what you are doing as many won't allow you to operate a business out of it (nor will their insurance) or sublet (which is effectively what you are doing).I only do long term rentals, but a friend only does short term rentals.
