After a decent amount of strong-arming my sisters are making me essentially sell one of the houses to my sisters husband.

There's an actual real estate college degree; and within the MBA program there's a real estate concentration.Subjects that could certainly fuel an investor's rise to empire besides just accounting and business could be architecture (evaluating structures), psychology (negotiation), economics (noticing trends in a market), statistics (various areas of investing), and there are probably more that aren't popping into my head at the moment.

It's also very close to Reed College, a $60K/semester school, so it would be a strong draw for wealthy visitors, campus tours/visiting parents, etc.Also- my primary job is an online merchant, selling on Amazon/Ebay and I require a large space for daily inventory/shipping prep.

The market was strong so we thought we would go higher at 170k on list; and within 2 days, had a 180k offer on the table.

May 2021: LOI submitted / negotiated (14 days totals)July 2021: PSA executed after 40 days of back-and-forth August - December: 3rd party reports, meetings with city, meetings with builder/partner, architectural drawings, pro forma revisions, etc Q1 '22: Lineup debt/equity June'22 - Ground breaking, with construction expected to last 16 months.

If you decide to do it anyway: Make sure you build strong workflows, be aware that you will need to scale over 1000 units to turn a real profit, don't manage anything in C-D areas, and use VA's to keep your overhead low.

Huntsville has a strong job market, affordability, and desirability.

Texas is a vibrant State with a strong economy.
