Also if your condo market rent stays flat or decreases, the HOA could still increase so be careful to understand the HOA terms and rules.

@Monika MickuteShe is probably a non confrontational person so I would text her her options. also in the text let her know that once filing of eviction starts her ability to rent somewhere else is going to dramatically going to decrease. be empathetic and speak to her about the potential of her kids not having a place to go home to. hopefully this thought will provoke action to call you and help resolve the payment plan.
