Its hard to get data on AMI though but it seems salaries keep climbing in SF with the addition of more towers and cost of living for the employees. however, Sacramento real estate seems very hot right now.

@Alan Grobmeier, they appear to be permitted, the public records indicate ' 3 dwelling units' on a 3-4 unit zoned loti also happened to find another almost identical property that has the same configuration, just 4 individual houses, public records also only show the 'primary residential structure' with its respective sqft, not all four, BUT the MLS data on that one accounts for the total sqft, and prices it more accurately.. so lets make this a hypothetical question -IF it is permitted, would that not be worth more?

(In the Phoenix area, we make $25k-60k *and* our buyer/investor makes even MORE $ after they do the work.)I've asked them why they don't do what I do and cut me out of the deal and they always say either "data is not my thing & I don't want to learn what you do" or "I really like our arrangment and want to do the creative/reno part".We have built some great relationships and are expanding this to multiple cities...
