I was recently working on a turnover of one of my homes and decided just for kicks to take 12x12 ceramic tiles and cut all different shapes of squares and rectangles and long narrow and smaller wide and it worked out well.

Most of the time when someone describes something as "off market" that they got through a Realtor, what they really mean is that the market exposure has been:1) That Realtor.2) All the other Realtors in that office.3) The immediate friends/family of all those Realtors.4) 8 different facebook/instagram groups.Basically people often define "off market" as "not yet on the MLS," when in reality it's being marketed to many many people via other platforms... if it's being marketed to a wide audience, it's not "off" market.

The first 5 years of my HML in this space I really did not have a clue as I got paid off every 90 to 120 days and never really had contact with the client after that they now had a country wide loan .

Where I am in NY I have a few friends that are involved in mobile home park investing but one of the issues is the trailers are so old and you can't simply put in a new trailer without upgrading the lot which many times is more expensive than throwing lipstick on the pig and remodeling the single wide.
