Scrubbing a lot of articles on this topic and its really interesting to see the available tools out there, but actually implementing them and using them for how they were designed seems to be the next phase for many want to be real estate entrepreneurs.

I have helped several other VA BP members successfully implement these strategies!

I saw they just released several new features, the one that will be useful for me is to set a separate floor price for low season vs the rest of the year.Optimal is in the eye of the beholder - you have to develop your own pricing strategies and then pricelabs gives you the tools to implement that in a more automated fashion. 

Still subject to CA laws, but less stringent than in the major metros. 

-What are ideas you have had to try and generate more cash flow from properties with current tenants that you either have implemented or haven't over the years? 

We also got to know them and their businesses, and proactively offered our expertise to help improve their operations - my husband and I both come from corporate careers in the NYC advertising industry, so marketing, advertising and customer service are our specialties - we studied their business and put together a new marketing strategy and investor relations guidelines/procedures, which we presented to them (we helped them implement the marketing strategy and hire a full time investor relations manager too). 

It is relevant because city of San Diego has more stringent rent control than the state.

@Artem Belayev i use LUX. they have been awful. do not buy them. my contractor cant figure them out. its been a mess to be honest. i am going to put the old ones back on and put the thermostat cages around them. i have to admit that is smart with what you are doing with the overage. i may need to implement that. thank you for sharing that. 

I have a couple of rental properties in Knoxville and looking to get more to implement the BRRRR strategy.
