@Manolo Correct on the base charge its really only subject to decrease with subbed out work.

Also I would start looking for guys who's wife won't let them get a cabin/muscle car/New BBQ deck etc until they get rid of their pontoon boat.

In every part of the country I've been in having them does not decrease value.

If I sold the condo now, I would almost certainly lose at least $20k because the value has decreased since I bought it.
