7 months is way too long cause you started it when everything was selling, I think you spend way too much for renovation, unless there was no roof in the house and you had to replace many joists.Market was crazy and many houses sold in the same week where I would not even go pass 5pm.You are too late on the letting that agent go but it might be also your renovation quality.Hard to know without knowing the details.

Through COVID many state landlord laws changed and using something old off the internet could cause you issues if you need to take a tenant to court and have a lease that is not compliant with your law.

So, if a local market appears to put more value on the income a 4-plex produces, then the income approach may be relied on more, but that should also show up in the sales prices, since Buyers are more likely to pay more for the higher income properties, thereby causing higher priced comps.
