Most asbestos harm came from mining the product for years or installing it for years in a poorly ventilated area like in ships. 

Your best bet is to ensure that there are no material modifications that would in any way harm or even moderately delay the ability to rent it out and qualify as a normal SFR (one lease, one family) or sell on the market to an owner-occupant

Third hand knowledge from a neighbor that heard from a tenant that claims that they told the owner will not go very far in a hearing I would imagine.If the home is concrete slab I would highly doubt that a window leak would cause the foundation issue, if a post and beam maybe?
