To help, I used Excel to forecast the future value (FV) of both options: 1) leave existing traditional rollover IRA in-place or 2) liquidate the IRA, paying the 10% penalty and 33% marginal Federal tax hit.I'm 15-16 years away from retirement and computed the FV of both options over that timeframe.

The level of work was a bit better than what I'll be putting into this rental, but not by much...so I could possibly get a higher appraisal...which doesn't impact much since I wont be pulling any extra money out in order to preserve cash flow...but it should help my position with the bank when securing long term financing on this deal as well as the next deal.Also here are some photos so everyone can see what I'm starting with...Sorry they are all sideways I can't figure out why they're uploading that way...since that's not the way I took them or the way the look on my computer

Visit the Courthouse For those of you who may want to know more about IRS Liens on Properties in your counties, please know that most likely you will have to visit or go-in-person to the Courthouse in your area to determine if the Property of Interest has an IRS Lien on it or not.Public Terminals/BooksSome counties have Public Terminals/Computers that you can access to view this information while others place the IRS Lien Information in Manuals, much like Deed Books.

When you buy a note at a discount the interest rate stated in the note is not relevant to the note holder as mush as the computed interest rate earned on the purchase price.
