I have a couple of rental properties in Knoxville and looking to get more to implement the BRRRR strategy.

In 2020 only a selected few can buy houses due to stringent bank rules.

I have several properties to book this holiday season and I like the idea of decorating them to offer guests a Christmas atmosphere inside.What other ideas have you implemented for this?

Just seems like a receipt for disaster if they hunt you down...start implemented the $500/day fines and try to hit you with back hotel occupancy taxes which most people probably didn't collect or escrow. 

Small banks and credit unions usually will have less stringent requirements than the chases, keys, huntingtons, etc.

Here are the numbers:I found a company, Livable (http://www.livable.com/), that will implement Ratio Utility Billing Services (RUBS) on this small of a building for $5 per unit/per month if I collect the money or $10 per unit/month if they handle the billing.

Some jurisdictions have more stringent requirements.

If you elect to choose a small operator you may not get a large equity play and you may not get a great value, as they are simply not bale to meet the demands of a sophisticated system nor do they have the mechanics to implement a sound system that allows you to take advantage of there economies of scale.
