If I had to guess, implementing a lead paint regulation is not far away for Airbnb and it might be a good idea to start implementing in order to just cover yourself.Also, they sell lead paint test kits at Walmart for like 20$ and it is a fairly simple diy project so it might be worth it to just test your walls for some peace of mind!

I'm also trying to determine whether I should indicate in my postcards to absentee owners that they can call my 24 hour automated voice message (in which case I'd have my VA call them back right away within a minute or two) OR if I should indicate that someone will definitely be there on the other end to pick up.

best to get  fully pre approved to be in strongest  position to make an offer ..this means  providing all supporting data to the lender/ loan officer  and also having a tri merge  credit report pulled ….and then having a real underwriter  review and approve the data / scenario   ( not  just using some sort of automated  underwriting system ) ...good luck
