There is no requirement to get a 3rd party servicer, but the level of care in servicing is still expected as the servicing function is not so much contract related as it is to the acts of conducting collection activities on a consumer basis.

You might not know it but choosing your corp and corp type and how your corp type is taxed is actually complicated, and carries potentially huge ramifications. ie of you go llc you can designate it function and be taxed as an s or c corp.

Have you used the search function in BP, I believe you can put in a zip code and find local members. 

Study the actions/thoughts/emotions of those people and that will tell you exactly what you need to know and how the world functions at it's base instinctual level.

We own them 100%, and since there are no coins to collect there isn't really a reason to outsource this function.

I was thinking it could mainly work as a tool to run numbers for cash flow, since I am not sure Zillow or Trulia's alerts has that functionality?
