I would say any technology that you can implement to save time on some of the "time suck" tasks the better!

It proves, to both your clientele and local authorities, that you are serious about preventing crime.

Having the separate listings will help prevent confusion regarding what guests are getting when they book, and will make it easier for you (and your cleaning team) to see at a glance who's getting what.  

But I see how the uncertainty at the moment, would prevent any potential investors from purchasing until we get a little more clarity.

Recently, I believe, the Governor in Illinois implemented a law that allows only ONE property to be wholesaled per year, unless you have a real estate license. 

You can prevent a lot of this by including a short disclaimer clause in your lease that essentially says you've given them the opportunity to inspect the rental and ensure it meets their needs.
