Do you think it would be worth wide to start finding addresses of these units in areas I am comfortable and sending direct mail? 

If it were me, I'd address a few things before deciding on a market.1) Personal finances - as @Nathan Gesner mentioned, if you don't already have your personal finances in order make sure you get that taken care of.

If you don't feel comfortable amending a line or two in a Word document for your lease to address a possible change due to covid, then I would shop attorneys for price. 

As the business owner/landlord you have to address the problems and be flexible (not over extended).

First, I think it is a good idea to address whether you want to pull equity out of your home.

@Bruce Woodruff just about all these posts are about how to make your house better, more appealing, and that is great but that doesn’t really address the issue.
