Now, in our experience 100% of these leases extend.

On 5/15, what I thought was the deadline based on his email, I reached back out and said if they are unwilling to extend the financing contingency, I need to get out of the deal.

Me and my husband have one STR but looking to extend our portfolio with more (STR or LTR).

My worry would be that the tenant pool is much smaller and that it would go vacant for extended periods of time.Also, I would be sure to take a very detailed look at the CC&Rs to make sure that you are able to rent.

If they won't let it go, try to negotiate a reasonable fee for an extension option or worst case a bump in interest rate if you extend. 

Its been over 2 months and we've still never received this revised appraisal report.Our financing window closed while we've been waiting for the updated appraisal and the seller did not want to extend as they had extended many times already waiting on this bank.

Since the lease will be up and it has already been extended previously -- is it better to do a lease extension and roommate addendum or just start over with a new lease? 

Biggest concern is what happens if we enter a recession in 5 years and your current lender is unwilling to extend or refinance.
