I have tried yellowletters mailing campaign in the past which resulted in visiting a few properties, one offer and no deal.I was wonderig, in your opinion, what has been the most effective lead generation (least time commitment, least money, and most results)?

If you don't follow them to a "t", you'll screw yourself into the ground, and depending on how bad, and what other problems you caused on a domino effect, you could be paying for it for a long, l o o o n g time.It works great when you know how to use them.

I would recommend that before you jump in the wholesaling pool- be willing to commit hour upon hours of self-education to learn RE and hours upon hours to find motivated sellers.
