Also if you are able to negotiate price of an investment property then that’s where you’ll make most of your money is in the initial purchase.

You can tell by a person's initial questions if they are going to be a good tenant or not.

This vehicle costs a bit more to setup initially due to the legal structure, but will be much more useful and will save you a lot in reduced per-transaction fees from the custodian over time.Several providers of these types of plans are active here on BP. 

I was nervous initially but once you narrow down a market, get familiar with it, build a team there, and start buying a house or two things aren't that difficult.
