I've used that 30k to get into two SFR by partnering up with @MichaelRFox with the help @Marcus Auerbach   The duplex and SFRs all cash flow well, but I'm just starting the process of saving and I'm now out of personal cash for a bit.

What will you do to be sure work requests are fixed in a timely fashion, how will you handle and process leasing activity and rental applications, how will you handle access issues at the properties, how will you do bookkeeping, etc... .

I would recommend implementing a scope of work into your process from the get go and I think everything will run smoother from that point. 

Is there someone whose gone through this process actually lay it out for us?

For some reasons, the property will go to auction, and lender will pay tax plus all the interest and penalty in redemption period to get back the property. if after redemption, no any one pay, you can ready for foreclose process, and yes, you will own it free and clear except other super senior lien (like IRS...)AND Yes, you always can try to contact the owner to make a deal.
