The big deal right now are stove hoods; you can get a basic animal with exhaust fan for $35-$40 at the big boxes - and a rather modern/cool one for just over $100 at the same places. 

So I suggest finding buyers first, build solid relationships with them, then target potential properties that fit their buy box. 

I'm finding it impossible to see what kind of Pandora's Box I'm opening, without calling the city first.

Being in Florida I offer a ceiling fan in every room.As I turn over a property the first time I would verify every breaker every circuit and pretty much open all the switch boxes and junction boxes to give me an idea of the state of the electrical wiring.
