What appliances do you provide?

Question

What appliances are most typical to provide (just finished rehabbing a SFR in Cleveland)?

- stove?

- refrigerator?

- washer and dryer?

- microwave?

- other?

@Adam Steinberg yeah, there will be some local laws that dictate here as well...and I'm assuming you are renting the property since this is the BRRRR forum.  For example, if I provide a Refrigerator in Texas....then I am responsible for the upkeep of that refrigerator.  So we normally just provide appliances that are PERMANANTLY attached to the property - a stove, dishwasher, built in microwave type of things.  Everything else the tenant is responsible for.  Hope that makes sense.

@Adam Steinberg  This will be dependent on your area and your competition.  I personally provide a fully equipped kitchen (Range, Refrig, OTC Microwave (do not provide stand along microwaves), dishwasher) and provide washers & dryers in each of my units (but they are all duplex houses).  Most of my units have garbage disposals, but I am starting to phase them out. If I rented SFH, I would supply a fully equipped kitchen, but only hookups for washer & dryer.

@Adam Steinberg For LTR - Stove/oven, dishwasher, fridge built in microwave. No washer or dryer. For STR same but include washer and dryer. ( Mostly for house keeper)

Depends on your tenant base. I’ve had cash tenants that tell me, “Nice stove and refrigerator combo, now can you remove it since I have my own I would like to use.”

If you have Section8 rentals the housing authority will mandate that you provide refrigerator and stove and you are not required to provide a washer/dryer.As another poster said, the more appliances you provide, the more repairs you will be responsible for.

I agree with @Mike Wood that it really depends on the standard for the neighborhood. Try to be as in line with that standard as possible because you won't recoup extra costs spent on appliances if you have to rent your place for more than that market supports. That said, for our SFRs we have always supplied washer/dryer hookups but not the washer and dryer themselves. We don't supply the refrigerator. We do supply the range and, until recently, have provided garbage disposals but we're moving away from that. I know that over the range microhoods are popular but in my opinion they're an unnecessary expense. They just don't last and a microwave isn't a must have (unless you're in a top notch neighborhood.) A simple vent hood is practical and can be very modern and stylish and won't have to be replaced as frequently as a microwave. Let the tenant provide their own countertop microwave.

Depends on your area.  Where I am (not in Cleveland) all appliances come with the place (washer/drier, fridge and stove).  If there is a dishwasher or built in microwave (ie above the stove), then those as well.

As someone pointed out the more appliances the more repairs, but you can also charge more for rent.

Refrigerator and stove are gotta-haves.  We don't provide dishwashers unless the market dictates it. While we provide washer/dryer hookups, we've found that most people have their own machines that they prefer to use. Microwaves we skip as well.

The big deal right now are stove hoods; you can get a basic animal with exhaust fan for $35-$40 at the big boxes - and a rather modern/cool one for just over $100 at the same places.  With concerns of air quality (including that from mold), you can quickly differentiate your property by making this one addition to your plans.

I do Stove and fridge in Wisconsin but it can depend on what others do in your market. Keep in mind the more appliances you include the more you will have to upkeep them which can lead to more headaches.
