I certainly like to ensure that my properties are completely move in ready -- all appliances including washer/dryer, mini-blinds, etc -- as these things are functional differences between my house and others.

You would Not want to combine them into one, as they are worth more as individual properties.

Their is a very tiered scale to membership, but I'm just wondering if there is any benefit to being a member to DigOnline.org, if I already attend their Meetup's here in Philadelphia and the surrounding area and I'm already a member of BiggerPockets, which seems to have a more functional website, better resources and greater networking reach. 

@Fausto Carosella I briefly bought a couple of properties in Ft Myers, and I think the property appraisers site, GIS map has a function for recent sales?  

Some might be $1m homes in a $2m neighborhood, others might be $30k homes in a $50k neighborhood, but the search function would recognize the lower relative price.

He's correct you can't get financing with roof leak, you didn't mention if the furnace was functional...also a requirement.

I agree that one should have a primary function, but that does not mean you cannot do other things.

That floorplan makes great use of space...very functional, and I imagine for that area, being able to get a 4/4 on that sized lot is uncommon.
