I’m just a bit confused on how to include closing costs in the analysis.

What is the typical time period projected to hold a property, until the IRR peaks based on analysis?

 I am still in the learning stages or real estate investing and am leaning towards either turnkeys or BRRRR. 

This conversation pairs nicely with, "We'll also be popping by 4x a year for seasonal maintenance checkups" and any other best practice you want to incorporate.In the final analysis most landlords are not professional nor are they skilled. 

This time I monitored the bid results and did my own analysis for how my local market was doing.

I gotta admit that I did not factor any of that into my risk analysis. 

I’m active duty military but would like to part time be able to help out established investors with anything I can (cold calling, deal analysis, anything).

I think before you purchase the home you need to have your contractor and home inspector go through the property to do a full analysis and give you a quote for the renovation.
