I want to learn/do sales. Need a cold caller?

I’m starting my Real Estate Investing journey and want to put myself out there. I want to learn as much as I can and realize you learn the most by doing. I’m active duty military but would like to part time be able to help out established investors with anything I can (cold calling, deal analysis, anything).

For sure thanks! I got a lot from Never Split the Difference. Not so much sales as it is negotiating. But still very powerful stuff. I will keep a lookout for the volunteering time for experience.

Any time @Andrew Menkes Also, you can probably gain some solid skills from Jordan Bellfort's book straightline sales, oe any other book on sales/negotiations/networking. I definitely like the idea of volunteering time to work with someone and learn that way though!

Yes I totally agree. I never thought of that even though I have put in for that in the past (I’m in the Air Force) without success yet.  I will keep trying to get in positions where selling is part of the job. Thanks for the tip!

@Andrew Menkes Not sure which branch you serve in, but honestly, recruiting duty was the best three years of my career in terms of networking, sales, cold-call training, etc. It isn't necessarily a fun just (although sometimes it is great), but if you really want to learn how to sell, why not volunteer for a billet where sales is your full-time job in the military?

I like the organization in how you laid that out. It’s almost like you were in the military. I’m in a small market and have found it difficult to find wholesalers and other investors. I agree a solid team is the foundation to any success. Thanks you!

That's a great goal man! 100 doors would be quite the achievement. If I were to start with building a team and building a list I would break that down even further. Planning is a huge part of the process. Just an example:

Step 1: Build a team

• First pick the area that you will be investing and then search for and reach out to 5 top performing realtors and wholesalers
• Once you have narrowed down your team to one or two deal finders, have them update you on properties and give you a breakdown on the current market conditions in that area. Build a great relationship with these individuals, as well as anyone else on your team and just anyone you come into contact with in general. (There are some great books on this specifically. It is an art as well as a science, one that I am still working on)
• Find a great lender who will run through walls to get your financing (I would use the same process as used for finding realtors and wholesalers)
• Get preapproved

Now you're ready for a deal

To find this deal, you can either use a wholesaler or agent, or you can put in the grunt work yourself. A few ways to do this:

• Use a software such as list source, batch leads, deal machine, or lead sherpa to find homeowners contact info.
• I'm not sure which is best to use for cold calling, but I'm sure a small amount of additional research will bring you to your answer.
• After you reach out to these people, keep in mind that you will still need to make offers on their property, meaning you need to be able to estimate rehab costs as well as after repair value accurately.

I currently have a house under contract. Action taking is happening while still serving. My goal with sales is to be comfortable with rejection and be able to negotiate amazing deals. To me sales isn’t only transactional but also about relationship building. I want to master relationship building.

Hey Andrew,

What are your overall goals with real estate investing? Do you have an area you plan on investing in? When I was in the military last year, I didn't realize how much I could really do from my barracks room. Have you considered saving some money, investing it into a list, and calling everyone on that list? Or building a team to find you deals and finance them in the area you are looking in?
