If you don't pay the rent, you have to leave.However I've noticed that courts tend to be more lenient before Christmas and I think in a lot of cases it's more practical get a court date after the holiday.

that's a good idea,, not sure how practical it is though... flippers that are looking for money from a newbie are probably newbies themselves.. so it would be the newbie trying to learn from the newbie :)  and both could lose money and not really learn anything.
