Often, sellers want a retail price based on comps but as an investor, you need to use the income method for valuation.

If they manage a lot of units that you own and you are getting the same feedback then I would dig in more on the red flag, but if it is just one person/tenant I would not give any real deep thought into it. 

If someone is loyal to us, does a good job, stays on task, and can be trusted, I don't really shop them.

If anything explain that there is a fee on top of a lifetime charge (which on its own is kind of weird), but okay. 

If so many people get an accepted offer after submitting 1–3 offers, depending on price competitiveness and the market.
