Amelia Moore I would not touch the student loan debt for three reasons1) It's at 2.5% and that is better than most mortgages 2) When you refi, you will have to take cash out and this will have a negative effect on the pricing of your loan.

Typically that will be more cost effective than trying to use private money.Private money on your first deal may want to see 10-30% down from you and charge somewhere between 9-12% interest to take a chance on you, until you build up your track record.

Depending on how that manifests (rate of inflation, economic conditions, global dynamics, etc.) it will effect our local RE markets.

In the case of an IRR hurdle, return of capital has to happen by definition in order to hit the IRR hurdles, so effectively all cash goes to the investor until they not only receive the preferred return but also have received all of their capital back. 

The good news is, as an agent when you do marketing your marketing is twice as effective because you can offer solutions to sellers that have the means to fix up their property to earn your commission, or to wholesale it to the other investors you've networked with if they are in distress and motivated to sell.Couple of notes:1) Great for generating your list and learning the area, but how you follow-up on the leads is the key2) Time-consuming but can yield leads if you can process 50+ new deals a day quickly, once you're familiar with the numbers.
