We need to give him his 60 day notice (been there over a year) and since this is CA, we want to make sure we get it right. 

Part of my contingency to close was that the seller has to give a notice to vacate to one of the units (the one I will be  living in).

The notice to check if they want to renew was a simple "text" 38 Days before the end of lease. 

One recommendation I’ve notice, is nothing ever goes as expected so it’s always good to steer on the safer side of things!

@Herbert Lewis most likely when you sign the contract with a 30-day settlement oh, you'll need to provide a 30-day eviction notice.
