I have already implemented most of the suggestions and really found it helpful in creating a game plan for the property.

My suggestion is that, if you are willing to move around the area then maybe you should consider the strategy that my wife and I are currently implementing. 

This is an industry of holding your temper and implementing your lease agreement no matter what.

Mainly, the systems implemented are fascinating (VA, automated offers, etc.)

I am will to sacrifice, build, learn, and implement.

You have to find out where you are, where you want to be, and then learn how to implement your plan with the systems of RE that are in place.By creating an account and asking questions, you have started, learn everything you can and you'll do great.I would start by listening to all the BP podcasts, reading this forum daily, writing down all your questions and then finding answers. slowly build a game plan you think you can accomplish and start taking small actionable steps towards your goals.
