We are interested in a flip in San Diego and the #'s all look good BUT it is a 2/2 in county records but it has a 3rd room with windows but no closet in the room although a closet is in the hall right outside the room.The #'s make sense at 3/2 but what would we need to do to make sure its 3/2?

Another strategy is, if possible to close the estimate without paying the AJ, buy subject to the judgment, let it ripen and (hopefully) the creditor will forget about it and will eventually forget to re-record to keep it active.
