BTW, I do receive zoning board meeting notices from the town when neighbors file for variances, so you can't do it in secret.I don't know the procedures and politics in your area, but I described what will happen where I am.BTW checking who are family members is not a violation.

This tenant is month to month and can be given 60 days notice to leave so we receive it vacant (double checked to make sure and it's legal).

Disclaimer: Always check your local laws and regulations.That said, if the tenant does not move at the end of the month, you will probably have to initiate legal eviction proceedings. 

Just make all the tenants pay in one payment so they figure out the splits, you just collect one check.

@Wayne BraultI have just checked and for your area i belive the price is 89$ to list via local MLSIf you are willing to replace the sellers agent work then based on my exprience you can make it big time and save allotHowever, Resl estate brokers and agent are cruical to the industry, they have a very important role faciliatig RE transactions

We put $11,000 into our business checking account to start up, and fund part of the rehab.

Ask how you can help...check people in at meetings, update directories...whatever.

Then again, I cannot part water and have screwed up many times (I like to say I have a degree from the "School of Hard Knocks"... now my wife @Kristan Avila keeps me in check).

As long as the house checks out structurally, there is no need to not buy it.
