I had to redo a bathroom last year in a 2/1 in an occupied duplex I own and I spent $6,004 in labor and materials (10% off at HD/Lowes as a veteran, just didn’t do flooring and left the old vanity, doesn’t include the damage the leak did in the lower unit). 

Even having your own maintenance team has a cost. 

I partner with my employees, letting them live in and own part of the investments. 

Each lender can use their own methods of qualification on commercial properties, and most look mostly at the asset (with the exception of your FICO, experience level and reserves).

I haven't used it personally myself, but have heard good things, and I'm sure you can use it in your area.

I personally like to do the texture patching because I am very good at it, but it is a hassle, and I feel like I should be able to charge them for it.

Unless the LTV is VERY low, or the entity borrower VERY strong, we require a personal guarantee of all "owners of beneficial interest".  

That's the best way to get into investing; holding the property you own and renting it when buying another.

I own a PM company in CT so it is pretty easy to send someone over to collections on my side.
