Ideally you can extract your initial purchase costs and the cost of the rehab but in full disclosure I have never been able to get all of my investment money out via this process (but I have gotten out almost all of my investment money).I am a big proponent of the steps I outlined. 

You need to be prepared.Do you have your screening process and provider in place? 

Is there any reason not to do this or anything I need to be cautious of in the process? 

Even though I am able to negotiate down the purchase price, I am afraid of the bank not giving my tenant buyer the loan later on.I want to add an appraisal in the process of dealing with the prospective seller, but I'm not sure what the best way to do this is.
