If you're going to be using a hard money lender (OPM) they want to see that you're a competent investor and nothing shows that more than presenting them with an organized deal(ARV, comps, construction cost etc.).Keep browsing the forum and learning daily!

And any competent mortgage lender will add back depreciation for qualifying for loans.

Offer what the home is worth to you and know you will be competing with other buyers and ultimately the home will sell at or near market value.

He lives close and could manage as well as  put his players in each school year.What would be a fair percentage to give him for this value?

KW just started a few years ago in Milwaukee, but has quickly became a major player and I am sure will continue to grow - you can tell when you see the energy at the meetings.
