I think the best way is for you to research on PM around the neighborhood that you are looking at, decide which one you want to work with, and use their actual cost structure on your model. 

You’ll have to decide if it’s a bit of touch up, or if they did real damage.

Look at the work that needs to be done as an investor and a landlord and look at your own skills and desires, and then decide where in the process you want to add value.

Because of the repairs, they decided to perform the inspection again to verify everything completed.
