I would do whatever fits in this case and enter the unit. 

Now there should be more sold properties that fit your criteria. 

This is consistent with the price history in Austin for several decades.That being said, the Austin market is not a great fit for my financial goals, because investors here are betting on backend returns, and foregoing cashflow.

There are a few good motivated investor agents here in the Valley - talk to a few of them, and see who is a good fit for you.As far as property managers go, they run the full spectrum.

I have a tough time finding a property that would cash flow that fits my criteria on the market now.

If it has old cooper fittings like a fill tube those may have a hairline crack but again not a water bill like that!
