Yes, some times they only have a spread of $10,000 and other times it is $40,000.

@Nick Britton thank you For the advice, I have a few private investors who buy up in bulk from foreclosure auction, he beats the banks, I can get good deals on it but you are right, some are already rehabbed and there is little juice or cushion to make any money or at least enough to where it would be worth it but as long as in these deals I can find enough room to make a decent spread , I just did my first deal for $40k , I'm working on squeezing more out of wholesale before I move to rehabbing completely .

It's ~50 hours spread out over the course of 5-6 years.  

So years down the road when your buyer is ready to pay you off, you will have a pretty wide spread between what you owe and what you are owed.Bottom line, there are a multitude of ways to make a dud into a deal.Hope this helps

To the wealthy and well-connected, like Warren Buffett, it makes great sense to spread your wealth around to different asset classes and businesses. 

Big enough to have ideas spread quickly and vastly, but small enough for things not to get drowned out.
