You probably won't get "solid" cost for flips and holds even from the best contractors, too many variables like how well you pass inspections, what can't be seen until you get into structure, HVAC, plumbing, electrical, etc, a function of job size.

As for the porch, we'll have to put in a window for purely aesthetic reasons, but obviously it won't be functional, as the closet/stairs will be directly behind it.We're open to suggestions, but this may just have to be a remnant of our design that we'll need to live with...
