I posted my pre deal analysis on here and received much constructive criticism, saying the deal has potential but the numbers don't seem that great.

They can usually do these functions more cheaply than you can just because of economies of scale.

I don't spend much time around my computer, so being able to message from my mobile device is critical.

Does this seem to exceed any critical mass of investment vs. returns?

As for the part of town you are in, that is of critical importance. 

You probably won't get "solid" cost for flips and holds even from the best contractors, too many variables like how well you pass inspections, what can't be seen until you get into structure, HVAC, plumbing, electrical, etc, a function of job size.

All criticism and/or advice is welcomed and appreciated.

I wouldn't replace the carpet if it's still otherwise functional.

As for the porch, we'll have to put in a window for purely aesthetic reasons, but obviously it won't be functional, as the closet/stairs will be directly behind it.We're open to suggestions, but this may just have to be a remnant of our design that we'll need to live with...
