J Scott it is very tough to keep deposits in California.Option 1 - Work our a compromise with Buyer/Agent usually keep a portion of the deposit and give some back.

in last the ten years in the oil towns I work than I ever heard growing up in the rust belt cities or in NYC or in NJ.As for the English speaking comment, it's just a fact of life in CA real estate that a huge portion of buyers won't speak English well, because a huge portion of the population in CA doesn't speak English well.

If you sold and made a bunch of money before then you want to preserve that money and invest in less risky investments or only allocate a small portion of your portfolio to high risk growth properties.The taxes of 6k wouldn't bother me as much if that was a constant.Meaning 3 years ago they weren't charging 10,000 in taxes before the market took a dip.
