The only thing I would say to keep in mind, which you are already beginning to address, is to make sure you do ultimately get unit 2 up to market rent.It sounds like this should be a pretty good deal.

Call them and give them the house address and they will give you the parcel number.

I'll try to contact the lender through the buyer's realtor and provide them with my own comps and upgrades to see if that works.Now, on the SqFt issue, you think I need to address that before closing??

If any potential tenant is aware of the story, it's doubtful they would know the address where it happened. 

The IRS lien is junior to the mortgage that its in foreclosure, and the lien specifically states that it against the tax payer who happens to live at the foreclosed property address. 

Most of it is people leaving no forwarding, or it's expired...so, regardless of where the list comes from, they probably all use the Tarrant data address on file...im sure the county gets a lot returned as well.
