I buy a new book about every week or so and always on YouTube watching videos lol.

Additionally we have photos and videos of the condition of every room, drawer, window and of course the carpet from the day we moved in and on the morning we moved out.  

There are some great resources on YouTube, podcasts and video courses you can take.

The Ohio Division of Real Estate has a good video on wholesaling on their website. 

We just download all the common apps on the TV (NEtflix, Hulu, Prime Video, Pandora, etc.) and guests bring their own logins, we don't provide any cable service.

I would start by self educating and reading, listening to podcasts, watching videos, and if possible find someone in the industry you can shadow.
