C/D rentals can work for some people, but its almost always experienced investors who live in the area and can save money by self-managing their rentals.

Sure, just have them sign a contractor agreement stating they have these things, insurance, etc. 

We are leaning towards making the contingency of only allowing month to month leases to be signed by the current tenants after the current lease is up.
