What have you noticed about the market in Philly?

Check your lease; California law allows a landlord to assess an early cancellation fee and most charge about 2 months rent with 30 to 60 days notice.  

We have noticed that inventory is super tight, despite the onset of COVID-19 and substantial unemployment that has come from that. 

Yes, if you put more money down and decrease your leverage your cash flow looks better.

The other option is they notify you they intend to move out and you can start fresh with a new renter.Tip: I recommend giving them written notice with a deadline. 15 days should be plenty of time for them to think about it and decide.

The evaluation notices for the next year go out in November and the tax notices go out for this year in March with taxes due in May and October.

Interest rates are so low, we refinanced ours at 2.99%, our monthly payment decreased and we pulled out a good chunk of change.

Here’s what I’ve noticed (this is the perspective of someone who runs a self-showings app):  As soon as the pandemic started, video walkthroughs became the norm.

----As @Mary M stated too...HML is still out there, but I've noticed (at least in Atlanta) their rates have stayed steady, but their points have skyrocketed. 

Yeah I noticed that I wasn’t finding very many in my searches which surprised me.
